What lease terms are offered?
We offer leases anywhere from 1-month through 15-months, with availability and pricing subject to change. Please contact a team member for more information.
Does it cost anything to take a tour?
There is never a cost to take a tour! Our community team members are happy to show you around our beautiful community.
Do I have to make an appointment, or do you accept walk-ins?
Walk-ins are welcome! You can also schedule a tour by clicking the "Schedule a Tour" button on the top bar of our website.
What is the renters insurance policy?
We require renters insurance with a liability protection minimum of $100,000 for the protection of our community. We also recommend you obtain personal renter insurance for the protection of your belongings.
How do I pay my rent?
Please visit your Resident Portal, which you can access by clicking on the "Resident" button on the navigation bar of our website.
How can I apply for an apartment?
Our application is online and entirely paperless making the process smooth and efficient! From our website, click "Apply" in the top menu bar or by choosing a floor plan, specific apartment, then clicking "Apply Online". If you need assistance applying our on-site team is always happy to help!
Where should I park if I come to tour?
You can park right in front of the building on 27th street. Head through the front doors of the property and into the leasing lobby!
Do you offer individual leases & co-living?
We do not offer individual leases (by-the-bed) with co-living arrangements (individual leases with private rooms and shared commons spaces). We offer a single lease with everyone 18 years and older on the same lease.
Can I request a specific apartment & can an apartment be held?
Yes, you can hold a unit for up to 3 days if the unit is currently ready to be moved into.
Is there a security deposit and is any of it refundable?
Yes it is refundable excluding any move out costs including additional cleaning, paint touchups, etc.
Do you accept Section 8 vouchers?
Yes we do.
Are utilities included?
Utilities are not included. Water, sewer, and trashed will be billed monthly and added to your resident portal account. You are required to set up electricity and gas prior to move in. Can the apartment be sublet or listed on short-term rental platforms like AirBnB or VRBO?
Apartments cannot be sublet or listed on short-term rental platforms such as Airbnb or VRBO.
Do you have furnished apartments?
No, we do not offer furnished apartments. However, you may reach out to a local rental company to rent furniture.
Do all of your apartments have the same finishes?
All apartments offer the same great finishes and come with in-unit washer and dryer, electric range and oven, and large windows.
How do I setup electricity and gas?
Electricity and has are required to be setup prior to move in. Please contact Rocky Mountain Power at 888-221-7070 or at www.rockymountainpower.com and Dominion Energy at 800-323-5517 or at www.dominionenergy.com.
What do you look for in the application?
We use a third-party, independent screening service that will review your credit history, rental history, and employment history. A background check will also be completed.
What fees will I need to pay if I have to break my lease?
We require a 60-day notice to vacate or there is a termination fee equal to 2 month's rent. Please defer to your lease for specific details on the termination policy.
What are the hours of the clubhouse?

Are apartments internet/cable ready? Is there a separate charge? How do I set it up?
Yes the apartment is internet ready and is already included in our media package. All residents provide their own router.
How do I get my packages/do you have package lockers?
We have a package room located on the 1st floor by the leasing office. There are package lockers available.
Do you offer valet trash service and/or recycling?
Yes.
What school district serves the community?
Ogden School District.
Is there public transportation nearby? What stop is closest?
Yes, TRAX and Front Runner on Wall Avenue.

What type of flooring do the apartments have?
LVP and Carpet
What kind of kitchen appliances are in the apartment? Are stoves gas or electric?
All units come equipped with full sized washer and dryers, refrigerator, dish washer, stove and microwave.
Are washers and dryers available? Are they in the apartment? What kind?
Yes they are already installed in every unit.
What is the parking policy at City Garden Apartments?
We offer reserved garage parking for an additional monthly fee.
What is your pet policy?
We love furry friends! We require all pets to undergo an application and be added to your lease. We also require a pet deposit as well as a monthly pet rent per pet. Please ask a team member for additional information.
